Sevier County has the distinct privilege of being the gateway to the Tennessee side of the Great Smoky Mountains National Park. With about 10 million visitors per year, The Park offers a wide variety of outdoor activities including 800 miles of maintained hiking trails, cycling routes, auto-touring, fishing for native trout, horseback riding, tent and trailer camping, and back country camping. There is an abundance of wildlife including an estimated 1500 bears, deer, and elk and a huge variety of plant and animal life. The Park also boast the highest point east of the Mississippi called Mount Leconte.
With this outstanding natural attraction at our doorstep Sevier County has grown into one of the major tourist destinations in the Southeast. In addition to the natural attractions we have many manmade ones as well, the most well known being Dollywood. After all Sevierville is the home of Dolly Parton. When you have 10 million visitors coming to your area each year the demand for accommodations is huge. This demand has created opportunities in the cabin/chalet/condo rental business. Each of our towns, Gatlinburg, Pigeon Forge, and Sevierville have 1000's of cabins/chalets/condos available for rent anywhere from mountain tops to stream side to secluded cottages in the woods.
We have found that many visitors to our beautiful area want to come back again and again. Many also want to own a piece of heaven for themselves but don't really know how to go about getting into property ownership. This is where I come in. We have also found that due to our consistent grow there are job opportunities in the industries like hospitality, food service, construction. Although those industries have been effected recently with the downturn in the economy, the long term prospects are for continued growth. Prior to the housing bust, building of conventional homes surged. Many of those homes are still unsold. Lower demand has caused lower prices. SO, anyone considering a move to Sevier County should be looking now. Prices are low, interest rates are at all time lows and there are still some 100% financing opportunities out there.
REMINDER: The government has extended the $8000 tax credit for first time buyers to April 30, 2010 and has added a $6500 credit for current owners. These are free gifts from your government. Take advantage of them while you can. I can give you all the details and requirements on these programs.
Foreclosures and Short Sales:
Unfortunately there doesn't appear to be an end in sight for the foreclosure market. We continue to maintain a level of about 300 to 350 residential properties with about 80% of those being cabins. That is only about 10% of our total market but the impact of the general economy and the foreclosure business on retail pricing is substantial. Sellers who need to sell quickly are finding that they have to cut prices to make a sale. So, there are some pretty good buys in the non-distressed (retail) market. You just have to look hard and be able to assess current market prices and trend.
